At Liv+, internet is included in your rent. Utilities are billed through Conservice and posted to your Resident Portal for payment alongside your rent. Please note that utility bills may be posted 1-2 months after the actual date of use.

Resident safety is a priority at Liv+. Our properties feature locked entry points accessible only with key cards, and we have on-site cameras.

Residents at Liv+ are welcome to have guests. Overnight stays longer than 7 days during the lease term are prohibited.

To ensure a smooth move-in, please make sure you have signed your lease and have been approved, paid all upfront fees, uploaded insurance documents and photo ID & checked your email for move in times for your unit!

For your protection, all residents are required to maintain an active renter’s insurance policy. You are free to choose your own provider, or for your convenience, you can opt into our community’s preferred plan through Foxen for a low monthly cost.

If approved, your lease is sent to you electronically to sign.
After you sign the lease, your guarantor (if applicable) signs next.

Screening happens after the lease is signed.
This is standard for student housing. If the screening requires additional documents or steps, our team will reach out.

Your space is secure once:

– Screening clears
Until those steps are complete, availability is not guaranteed.

– Additional deposits or prepaid rent may be required depending on screening results

Only if you do not meet the income or credit requirements. Guarantors must show 4× the monthly rent and pass all screening standards.

Screening occurs after you sign your lease.
